Via Coconut Urban Place
Representatives for Focus Development Group LLC gave a presentation regarding their request to rezone 18.53 acres at the southwest corner of Corkscrew Road and Via Coconut Point. They are proposing to rezone the land to mixed use, allowing for a residential development of 297 multifamily units with 30,000 square feet of commercial use.
The commercial use would be located primarily in the northern section of the property, with the three-story, one-, two- and three-bedroom apartments located in the larger, southern end of the property.
They are requesting a density of 18 units per acre. In exchange, they are proposing a number of public benefits, including large open green spaces with enhanced landscaping, gathering spaces with outdoor cafes, an east-west connector road to the Estero Community Park and a commitment to remove a roadway billboard.
The Board voted to continue the hearing to a future date in order to allow staff time to draft appropriate conditions and schedule of uses that comply with this new zoning district of Village Center. (See Presentation)

The proposed architectural design style is “Old Florida.”
The Estero United Methodist Church is located on the corner of Lords Way and US 41.
