The applicant is requesting to rezone the .34-acre property from agricultural to residential at 4741 Broadway Avenue West in order to build a single-story home on the site.

The Board suggested the applicant resolve the water management issues associated with the stormwater ditch which traverses the property before coming back with their application.

A representative for Eagle Walk Student Living (formerly Coastal Village) was requesting a relocation and design change of an existing monument sign and addition of a second matching sign.  The signs will match the new paint colors on the 17 apartment building exteriors.

The off-campus student housing is located on the east side of Three Oaks Parkway, north of The Reef development.

The Board approved the design of these signs.

Aldi grocery store

The applicant plans to develop a 20,642-square foot  Aldi grocery store on a vacant 2.40-acre site at 11906 Newbridge Drive.  Access to the store will be at the intersection of Corkscrew Road and Stoneybrook Golf Drive as well at Newbridge Drive.

The proposed architecture is based on the Mediterranean Revival and is very similar in design, architectural detailing, and colors as the existing Aldi on 41 immediately north of Walmart. The store hours will be from 9 a.m. to 8 p.m. They will have curbside pickup and bike racks.

The applicant stated the new Pinewoods school drop off and pick up times are 8:40 a.m. and 3:10 p.m.  Aldi will not open until 9 a.m., so it will not impact the student drop off times.

Landscaping will be primarily native plantings and they have increased the size of the trees buffering the west side of the building facing the Stoneybrook community.

Public comment: A resident stated store loading hours should be restricted to no overnight deliveries.

The Board approved this application with a number of conditions.

Ordinance 2025-09 – Land Development Code amendment for plats

A plat is a detailed survey of a parcel of land showing the boundaries, dimensions, and other features of the land, and including individual lots, streets, and easements granted to government entities.

New statutory language necessitates revisions to several provisions in the Village’s Land Development Code to designate the Community Development Director as the “administrative authority” to approve plats since Council is no longer permitted to be involved in that process.

The Board voted to recommend Council approve this ordinance.
