10-14-25 PZDB Coconut Point Mall Proposed Colors

Public Information Meeting

Coconut Point Developers, LLC, presented the proposed color palette they plan to use to repaint the developer owned buildings in the shopping center.  They stated these new colors will  refresh and modernize the look and feel of Coconut Point Mall.

The buildings will be painted in natural earth tones of alabaster, moderate white and accessible beige with secondary colors of tony taupe and pavestone.  The trim color will be pavilion beige, with an accent color of urbane bronze.

The painting process will be completed in phases and take at least 2 – 3 years to complete once the final selection of paint colors is determined and an application and supplemental pattern book is reviewed by the Board.

Public comment: 2 eComment cards were placed into the record objecting to the new colors, and 2 residents stated they would like to see a refresh of the paint colors.

No voting occurs during public information meetings.

Overview of Live Local Act and Senate Bill 180

A Primer on Live Local and SB 180

Village Land Use Attorney Nancy Stroud provided a Primer on Live Local and Senate Bill 180.

The Live Local Act is described as incentivizing the development of middle housing across the state, and Senate Bill 180 is related to emergencies and includes restrictions on county or municipal regulations after certain natural emergencies. The law limits the ability of local governments to control development, even when they’re not directly impacted by a storm.
