Corkscrew Pines
The Board started their meeting with a public hearing with representatives of Corkscrew Pines who are requesting amendments to the zoning and master concept plan which had been formerly approved by Lee County.
This 21-acre parcel is located on Corkscrew Road at the northeast corner of the Stoneybrook community between Stoneybrook Golf Drive and Firehouse Lane and north of Pinewoods Elementary School, across from Grandezza.
The amendment would allow a gas station/convenience store to operate 24 hours a day. Other uses would include mini-warehouse and office and retail.
Their plans include an enhanced landscaping plan along Corkscrew Road, park benches and trellis-style shade structures. (Presentation)
Public Comment: 12 residents spoke in opposition to this application and one spoke in favor of the development. In addition, 500 eComment cards and emails from Stoneybrook and Grandezza in opposition to this development were received prior to this meeting.
The Board voted to recommend Council deny this request for the 24/7 operation.
Public Information Meetings
Marketplace at Coconut Point
The Marketplace at Coconut Point is located at 8001 Via Rapallo Drive, on the southeast corner of US41 and Via Rapallo Drive and north of Sweetwater Ranch Boulevard.
The applicant is proposing a 4,455 square foot free-standing fast foot restaurant with drive through on the northern portion of the property and two retail buildings on the southern portion of the property totaling 22,310 square feet. The center building has a 2,570 square foot fast food restaurant with drive through at the southern end. The architecture will be Mediterranean and they plan to have a gazebo and public green spaces with seating. (Presentation)
Public Comment: 4 residents spoke against the proposed fast food restaurants in this application and several eComment cards were submitted to the record in opposition to this application prior to this meeting.

Estero Crossing
The applicant is requesting a development order to construct the residential portion of Estero Crossing which includes six residential buildings, an amenity center and associated parking lots. Estero Crossing is located west of I-75, south of Corkscrew Road and east of Lowe’s Plaza.
All the buildings will be Mediterranean style with smooth finished stucco, arched openings, tower elements and barrel tiled roofs. The clubhouse includes a sports lounge, resort pool, cabanas and after hours lounge. Secondary amenities include a lake located in the center of the residential property, a dog park and recreation area.
The overall project consists of 270 multiple-family units, and 60,000 square feet of commercial uses. The commercial portion of this project is a separate parcel located on the north side of a reverse frontage road and the residential parcel is on the south side of the reverse frontage road.
