The Board started their meeting with a public hearing for Corkscrew Pines self-storage located on the south side of Corkscrew Road, east of Stoneybrook Golf Drive and west of Firehouse Lane.

The applicant was requesting a development order for the construction of a three building 134,000 square foot self-storage facility, associated drainage, utilities, and landscaping.  The architecture is mission revival style. They have created undulations every 100 feet of the building facing Corkscrew Road to mimic separate buildings.  The paint colors are shades of tan and beige with brown accents.  The landscaping includes a variety of trees and perimeter shrubs.

The Board voted to approve this application with a number of conditions.

A public hearing was conducted for The Brooks CDD expansion of pickleball courts located adjacent to the Commons Club on Coconut Road.

They currently have three courts but, due to the high demand from the four communities in The Brooks, they plan to expand their facilities to 16 courts in three phases, as well as add a shaded gathering area and additional parking.  The pickleball club currently has 1,000 members.

This application is for Phase 1 of the project which includes four new courts and a social gathering area as well as expansion of the parking area and pathways.  A 10-foot tall AcoustiFence will be used in several locations to mitigate the sound of play. The hours of use will be 7 a.m. to 9 p.m.

Public Comment: 11 eComment cards were placed into the record and three residents spoke, two in favor of this application and one opposed to Phase 1 of the project.

The Board voted to approve this application with several conditions.

The applicant plans to develop these 4.2 acres with two non-residential buildings, including a 4,000 square foot dental office and a 18,000 square foot shell commercial building.   The architecture of both buildings will include towers and the paint colors will be shades of beige and green with brown accents.  Landscaping will be primarily native.

The property is located at 19950 S. Tamiami Trail across from Walmart.

Public Comment: 5 eComment cards and an email with 231 emails attached were placed into the record. Seven Breckenridge residents expressed their concerns about water discharge, traffic and safety.

The applicant described their plans for Phase Three of the Corkscrew Crossing development which consists of 200 lots at the south end of the site and immediately south of Phase Two.

Corkscrew Crossing is proposed as a residential community with a total of 554 single family homes, gatehouse, and a common recreation area. The recreation area includes a clubhouse, bocce, tennis and pickleball courts, a fire pit and pool.  They plan an enhanced landscape buffer adjacent to Wildcat Run.

The total project area is 395 acres and is located at 12840 Corkscrew Road between Wildcat Run and The Preserve at Corkscrew.

Genova One and Two are requesting to change from a 24-hour manned gate to an automated gate at their entrance at the southwest corner of Corkscrew Road and Via Coconut Point.  They explained the virtual gate guard would improve security as well as reduce the costs for Genova residents.

Public Comment: 5 Genova residents spoke with three opposed to this proposal.

There was a reading of this ordinance updating the capital improvements elements which includes the Capital Improvement Program approved for Fiscal Year 2022/2023.

The Board voted to recommend Council approve this ordinance.
