Ordinance No. 2018-04 – Arcos Executive Center

 Arcos Executive CenterCouncil heard the first reading of this ordinance for the Arcos Executive Center located in the Plaza Del Sol at the northeast corner of Corkscrew Road and Three Oaks Parkway.  The proposed 66,000 square foot building will house offices and retail uses.  The building will be set back 120 feet from Corkscrew Road in order to preserve the heritage trees on that corner.  (Ordinance)

Council asked the applicant to be able to address concerns at the second hearing which would include neighborhood sight lines to the building, connection to sidewalks on Corkscrew Road, traffic on Corkscrew Road, among others.

Public comment will be taken at the second reading and zoning hearing tentatively scheduled for May 9, 2018.

Zoning Resolution No. 2018-06 – Coconut Road hotel

 ComTerra Development, LLCRepresentatives for the ComTerra Development, LLC, gave a presentation on the development of a 128-room hotel located at 23400 Walden Center Drive south of Coconut Road.  (Resolution)

This 2.6 acre property was zoned for a hotel in 1994.  The applicant stated they cannot name the hotel but it will be either a Hilton, Hyatt or Marriott.

Public Comment: 7 residents spoke about their concerns pertaining to traffic on Coconut Road, flooding issues, and Pelican Landing beach access.

This hearing was continued to May 2, if possible, or May 9, if the May 2 date is not possible.  The applicant was asked to have responses to Council questions sent to Council one week prior to the May public hearing.

Ordinance No. 2018-03 – Phoenix at Estero

Phoenix at EsteroCouncil approved this application with a number of conditions.

This proposed assisted living facility will be located at 10251 Arcos Avenue, adjacent to the existing Estero Medical Center north of Arcos Avenue and northeast of the intersection of Corkscrew Road and Three Oaks Parkway.

Phoenix at Estero will house up to 140 assisted living and memory care dwelling units.   The applicant stated this facility is the lowest traffic generator of all of the approved uses at this site.  They also stated construction should start in August of this year with completion in October-November of 2019.
