Estero Dialysis at Corkscrew Palms
Estero Dialysis at Corkscrew Palms was requesting a development order for their proposed 7,226 ± square foot medical office building with porte-cochere at 9431 Corkscrew Palms Circle, approximately 300 feet east of the Estero Village Hall.
They added a public seating area on the northwest corner of their building and removed some of the parking spaces to allow for the porte-cochere, but still have 48 spaces when only 29 spaces are required. (Presentation)
The Board suggested the applicant bring the air conditioning unit closer to the building and plant shrubs in the easement to screen it from the parking area and to top cap the generator wall with medallions.
The Board approved this application with conditions pertaining to pedestrian connections, adding 4 – 5 palm trees in the island and addition of medallions to the wall.
Public Information Meeting
Comterra Development LLC
Comterra Development, LLC was representing a national flag hotel to be located at the southwest corner of US 41 and Coconut Road. They were presenting regarding the development of a 5-story, 128-room hotel. (Presentation)
The hotel is an L-shaped building oriented to US 41 and Coconut Road with a covered outdoor patio on the east side and a pool on the south side of the building. They are proposing a sidewalk along the frontage of the building. There is a variation of heights and color of materials to break the context of the massing of the hotel.
Board comments included suggesting more movement along the roof line and raising the tallest, flat element somewhat and possibly adding some Mediterranean elements.

Workshop
Phoenix at Estero
The applicant presented their plans for 124 assisted living dwelling units on 7 acres. Their proposed development is located at 10251 Arcos Avenue, adjacent to the existing Estero Medical Center north of Arcos Avenue and northeast of the intersection of Corkscrew Road and Three Oaks Parkway. They have widened the sidewalk, provided a shuttle bus area, added a fountain feature, provided a public seating area near the entrance and moved the building south allowing for a sidewalk which goes around the entire building. They have added curved windows, arches and balconies to the design which also includes an outdoor dining area.
The Board suggestions included making a change to the roofline and cupula and covering the ambulance pick-up area.
No voting occurs during Workshops.
Board Communications: William Prysi announced his retirement from the Design Review Board. He was serving his second term, which ran from 4/1/17 through 3/31/19.
