The Board started their meeting with a public hearing for Copperleaf at The Brooks’ request to expand their clubhouse located at Three Oaks Parkway and Coconut Road.

Representatives for Copperleaf at The Brooks described their plans for expanding the clubhouse, pool café, and pool deck along with modifications to golf cart and parking areas, adding 21 parking spaces for staff.  They stated the architecture and paint colors will coordinate with, and enhance, the original design.  They also plan to add a third bocce ball court, infilling wet detention lakes and alterations to the clubhouse landscaping.

The Board voted to approve this application.

Miromar International Design Center

A representative for Miromar International Design Center presented plans to convert some of the building from design center retail to office space.  The design center has faced less demand than originally anticipated and greater vacancy rates, while the demand for office uses at this location remains high.  The current plan is to have a mix of both design center retail and office space.

The design center is located directly south of Corkscrew Road at the southeast quadrant of the Corkscrew Road-I-75 interchange.

The Board voted to recommend Council approve this application with staff conditions.

Earlier this year, the Village purchased two parcels of property on the north side of Williams Road, south and west of the Estero Community Park and Estero High School. The parcel to the east is the site of Golf Coast Driving Range, and the vacant parcel to the west was obtained through a land swap and purchase from a church.

Staff has been evaluating future plans for this 20-acre property, which may include indoor and/or outdoor recreational and sports-related uses. The property would need to be rezoned to accommodate these uses.

Public Comment: 1 eComment card was placed in the record.   Five residents spoke proposing enhanced golf facilities at the driving range, pickleball courts, rugby, and a food truck pavilion with picnic tables with the goal to convert this site to a world-class recreation facility.

The Board voted to continue this topic to the next upcoming meeting on February 21.

The Downtown Estero project is located east of US 41 and north of Broadway East.  This mixed-use project sits on 34+ acres, with multi-family buildings, two mixed-use buildings and commercial uses along US 41.

Representatives for this new development described the ten townhouse units to be divided into two- to 5-unit, two-story buildings.  Access and infrastructure will be provided via an internal spine road.  The architecture of the townhouse buildings will be similar and complimentary to the three residential/mixed-use buildings, which is Mediterranean Revival.  Construction is planned to begin this summer.

The Board suggested the architecture of the townhomes be revised to be more similar to the rest of the development.

Public Comment: 1 resident spoke against this community having access on Broadway East among other items.

Representatives for The Brooks CDD presented their plans for expanding their pickleball courts.  They currently have three courts but, due to the high demand from the four communities in The Brooks, they plan to expand their facilities to 16 courts in three phases, as well as add a shaded gathering area and additional parking. The hours of use will be 7 a.m. to 9 p.m.

This site is located at Coconut Road adjacent to The Commons Club at The Brooks.

Public Comment: 1 eComment card was placed in the record and 6 Brooks’ residents spoke in favor of adding these courts and 1 spoke of noise concerns.
