Estero Fire Rescue

Applicants for Estero Fire Rescue presented a request to add 4.6± acres to the existing property at Three Oaks Parkway for parking and construction of a 36 foot tall 10,000 square foot covered/enclosed storage facility. This request also includes minor additions to the existing fire house and revisions to the existing parking area to accommodate access to  the additional property.

Public comment: 5 residents expressed concerns regarding adjacent property values and the environment.

Waypoint Apartments at Coconut Point Mall

The applicant is requesting to redevelop the closed Muvico Theater to construct 365 multifamily apartments.  The proposal includes two five-story residential buildings, one four-story building and a five-story parking garage which would mimic the apartments. The taller buildings would be 65 feet to the tower architectural details. They are proposing paint colors in shades of beige and taupe with an accent color of aquarium.

A shared use parking lot would replace the theater. The entire project would extend from Cinema Way to Via Coconut Point.

Public comment: 5 eComments were placed into the record and 3 residents expressed concerns regarding density and traffic.

Bonita Smoke Shop and Cigar Lounge

The applicant was requesting approval of outdoor consumption in their outdoor patio area located at Suite 101, 23050 Via Villagio.  The lounge hours of operation are 10 a.m. – 9 p.m. Monday through Saturday and 11 – 6 p.m. on Sunday.

The Board approved Resolution PZDB 2026-01.

Ordinance 2026-17 – Land Development Code amendment

The Board voted to recommend Council deny this ordinance in its current form which adopts revisions to the Land Development Code regarding landscaping requirements and expiration of development orders.

Public comment: 1 resident spoke in opposition to this ordinance.
