Public Hearing
Estero Grande
Representatives for Estero Grande were requesting approval for the first of three proposed monument signs for their development. This sign is for the Shoppes of Estero Grande, which is located west of US 41 at the intersection of Estero Parkway and US 41. This monument sign will be along the US 41 main entrance. The colors of the sign mimic the colors of the buildings in this community. (Presentation)
The Board approved this application.
Public Information Meeting
Market Place at Coconut Point
Representatives for Konover South’s Market Place at Coconut Point gave a presentation on their proposed development located on 9.6 acres on the east side of US 41 between Sweetwater Ranch Boulevard and Via Rapallo Drive.
The applicant is proposing a small grocery-anchored center having an organic grocery store, retail shops, a sit-down restaurant and an undetermined tenant on a 1-acre parcel. They have an agreement with Oakbrook Properties where they will meet Oakbrook’s level of quality for their development as well as allowing Oakbrook the ability to approve the anchor tenants.
The developer has met with the residents of Rapallo on two occasions. They are working with Lucky’s Market but do not yet have a signed agreement. The other retail shops could include a sit-down restaurant, high end salon and other users could be a bank or other small business. All buildings will include four-sided elements, so the back of the buildings resemble the fronts of the buildings, and the colors will tie in with the surrounding buildings in Coconut Point.
They plan to provide walkability throughout the development, trellis-covered park benches for public seating areas and bike racks.
FDOT is currently updating a traffic analysis of this property and will conduct a traffic light warrant study once this development has been completed. (Presentation)
Public Comment: Frank Moser, ECCL representative and Rapallo resident, stated the residents of Rapallo would prefer landscaping in the back of the proposed buildings and that a traffic light be installed at Sweetwater Ranch Boulevard.
No voting occurs during Public Information Meetings. These meetings are held in order for the Board and the public to ask questions of the developers.
