Local Ladies Social Network Inc. – Miromar Outlets Mall
The Board started their meeting with a public hearing for the Local Ladies Social Network Inc.’s application for a weekly farmers market at Miromar Outlets Mall . at the corner of Ben Hill Griffin Parkway and Miromar Outlet Boulevard and east of Ford’s Garage Restaurant.
The Farmers Market will operate on Fridays between 9 am and 1 pm., October 2 – April 30, 2021. There are between 30-40 vendors operating sales from tented stands. The tents are set up only for the hours of operation, have open sides (without walls) and only tents of a 100-square feet (10 feet x 10 feet) are allowed.
The Board approved this application with conditions.
First Watch Restaurant
A public hearing was conducted for First Watch Restaurant’s application to allow the service of alcohol in an outdoor seating area which accommodates 14 seats on the southeast side of the building.
First Watch Restaurants serve breakfast and lunch meals from 7 a.m. – 2:30 p.m., offering expanded menus for each mealtime, including coffee, tea, and soft drinks. In August of this year, First Watch was approved for an operating license which allowed for beer, wine and alcoholic beverages to be served with the meal.
The First Watch Restaurant is located west of US 41, directly across from Coconut Point Mall’s main entrance on US 41.
The Board approved this application with conditions.
Corkscrew Pines CPD/DRI
A public information meeting was conducted for Corkscrew Pines. This 21-acre parcel is located on Corkscrew Road at the northeast corner of the Stoneybrook community between Stoneybrook Golf Drive and Firehouse Lane and north of Pinewoods Elementary School, across from Grandezza.
They are requesting a zoning amendment in order to develop a gas station, a 3-story self-storage building and other commercial uses and to realign the road access for the school.
The changes include amending the master concept to include school drop-off/pickup lane for Pinewoods Elementary School, 24-hour operations for the convenience store/gas station, and 3 deviations, among others.
They plan an enhanced landscaping plan along Corkscrew Road, park benches and trellis-style shade structures.
No voting occurs during public information meetings.
Coconut Landing
The Board conducted a public hearing for Coconut Landing, a 10-acre parcel voluntarily annexed to the Village, effective on January 22, 2020. This property is located one mile west of US 41 on the north side of Coconut Road adjacent to El Dorado Acres.
The site is currently cleared and a Development Order has been issued by the Village for 25 single-family residential lots.
Staff recommended approval of the Comprehensive Plan Map Amendment to the Village Neighborhood 1 Future Land Use Map category for the properties.
The Board voted to recommend Council approve this application.

The next Planning & Zoning Board meeting will be held at 4 p.m., Tuesday, October 27, 2020 with an Information Meeting regarding the school property on Three Oaks Parkway followed at 5:30 p.m. with a Land Development Code workshop.
