Estero Family Health Center

First on the agenda was the Estero Family Health Center located east on US 41 in front of The Vines entrance. They were seeking approval of a development order for a 4,153 square foot addition to the north side of their existing building, along with parking improvements. The design and construction of the addition is consistent with the existing structure’s architecture, materials and style to maintain the same appearance.

The Board approved this development order with the stipulation that the roof color match the tile sample.

The Goddard School for Early Childhood Development

The Goddard School for Early Childhood Development was requesting to build a two-story, 14,000-square foot school with playground at 10100 Arcos Avenue at Plaza del Sol just south of the car wash.

The school will provide 12 months of service for 180 children, from 3 months to 5 years of age.  They will be open from 7 a.m. to 6 p.m.

Public Comment: 2 eComment cards were placed into the record.

The Board voted to approve the development order and monument sign with several conditions.

Palms Day School

The Palms Day School was requesting a development order for a one-story, 13,400-square foot daycare/preschool on a vacant lot at 9600 Corkscrew Road located at the southwest corner of River Ranch Road and Corkscrew Road.

They will provide day care/pre-school for 225 students from infant to pre-school age and 22 staff. This application includes a 16,416 square foot outdoor playground/learning center, parking area including drop off, landscaping, monument sign, and sidewalk. They plan to keep a couple of the large trees on the site near the playground.

Peak drop-off times will run from 6:30  – 9 a.m., and 2:30 – 6 p.m.

Public Comment: several eComment cards were placed into the record. Two residents spoke of traffic concerns.

The Board approved this application with a condition that an easement be provided for the sidewalk along River Ranch Road.

Plaza del Sol

Plaza del Sol

Estero Storage LLC, was requesting to amend the commercial zoning for one lot in the 38-acre commercial subdivision known as Plaza Del Sol, located north of Corkscrew Road and east of Three Oaks Parkway.

The zoning amendment would allow for the development of a 120-room hotel, a 110,000-squarefoot self-storage building, and 18,000 square feet of commercial floor area.

The proposed hotel, self-storage facility, and commercial use buildings feature elements of Mediterranean Revival architectural style defined by curves and arches, pitched roofs, balconies and porches, and decorative columns.

The Board voted to recommend Council approve this application with a number of conditions including revision to the architecture and colors.

Ordinance 2024-09 – amendment to the Comprehensive Plan

This was a Village staff-initiated request for an amendment to the Comprehensive Plan to reference the most recent Water Supplies Facilities Work Plan which is required by Florida Statute.

The purpose of the work plan is to identify and plan for the water supply sources and facilities needed to serve existing and new development within Estero.  The plan also improves coordination between land use planning and water supply planning.

The Board voted to recommend Council approve this ordinance with noted corrections.

High 5 Entertainment founder and co-owner Scott Emley, High 5 architect Bill Pounds, and Village consultants Michael Comparato and Rachel Maly presented the sports and entertainment opportunities as well as the architectural design plans for the High 5 Entertainment facility to be built on the Village-owned property located on the north side of Williams Road, east of Via Coconut Point and the railroad right of way.

The High 5 facility will consist of two floors of indoor/outdoor entertainment space including 21 pickleball courts, 16 full-size bowling lanes, 8 lanes of duckpin bowling, bocce, 18 holes of outdoor miniaturized golf, axe throwing, immersive laser tag, an arcade, patio, dining and bar.

The Board agreed the architectural plans were an improvement over the original design and requested some enhancement to liven the building colors.

Michael Comparato noted that Wright Construction will initiate grading and excavation of this property on Monday, June 17.
