Springhill Suites Marriott
The applicant presented their plans for a 5-story, 100-room hotel located at 10370 Corkscrew Common Drive adjacent to Embassy Suites.
Plans call for a fully modern hotel, including double queen rooms and a small bar. Amenities will include a fitness room, bike racks, patio with fire pit and pool wrapped with landscape, as well as enhanced landscaping on the property. (Presentation)
The Board approved their request with conditions pertaining to amending the handicap parking spot to allow for a paved crosswalk for pedestrian access to the bench and minor changes to the monument sign.

Shoppes at University Highlands
The applicant presented their plans to develop University Highlands with a mixture of retail, restaurant and service uses.
Initial plans call for a Starbucks with an 11-vehicle stacking area at a drive-thru at the southern end of the project and a 6-vehicle stacking area at the Tide cleaners valet pick up and drop off at the northern end of the project. There also will be a brick paver courtyard in the area where they expect to have restaurants. They are proposing an Old Florida architectural design for the 24,000-square footage in the three buildings. (Presentation)
This project is located west of Ben Hill Griffin Parkway between Everblades Parkway and Miromar Outlet Drive.
Some of the Board suggestions were to add tables/chairs on the lawn for gathering areas, use various colors to break up the buildings to differentiate the businesses, and to reach out to the residents of Grandezza.
Public Comment: A resident from Grandezza spoke about concerns regarding the rooftop utility and the importance of landscape/trees to screen the area.

Public Information Meeting & Workshop
Parkside Estero Grande
Parkside Estero Grande is the gated, residential portion of Estero Grande with approximately 198 multi-family units in four 3-story buildings on 13.acres of the 29.6 ± acre parcel located west of the intersection of Estero Parkway and US 41.
The applicant was requesting the Board review their proposed architecture and landscaping. They are proposing a roundabout at the entry, and amenities include a BBQ grill area, bocce court, pool and lounge area and a large variety of landscaping options.
They are proposing stucco buildings in a cream white color with bay windows, recessed balconies with extended roofs, and landscaping to buffer the garages. The maintenance shed and compactor enclosure will also be screened with landscaping. (Presentation)
The Board suggested the applicant try to eliminate some of the asphalt parking area and use sabal palms. They also expressed concerns about the roof line of the residential buildings, the fact that the clubhouse doesn’t fit with the rest of the development and the garages need to be articulated.
