Miromar PlaylandMiromar Outlet Mall is planning to relocate their existing play center and add an interior climbing wall, outdoor seating, shade structures and decorative bronze railing for containment.

This 3800 square foot “Playland” is located in the northwest corner of the mall, south of the lake. (Presentation)

Pelican Sound Clubhouse renovation

Pelican Sound Clubhouse renovationA representative for Pelican Sound presented their proposed clubhouse addition/remodel, pro-shop and cart barn relocation and tennis court removal. They plan to retain some of the existing landscape with the addition of enhanced landscaping materials. (Presentation)

Pelican Sound is located at 4561 Pelican Sound Boulevard west of US 41 and north of Williams Road.

The Board approved this application with the preclusion of the sidewalk on the west side.

Genova modifications

Genova modificationsJim Wallace, managing partner of Genova Partners, requested approval of architectural modifications of towers, chimneys and windows and adding two units to Buildings E and F, for a total of 205 units.   Currently under construction on the east side of Via Coconut Point, the height of the buildings will be the same and architectural features have been added to eliminate the proposed blank walls.  Wallace contacted the future residents who endorsed the proposed changes.  (Presentation)

The Board approved this application.

Sunmart Convenience Store monument sign

Sunmart Convenience StoreThe applicant pointed out that they have added columns to frame the proposed monument sign which will replace the current sign at 21481 S. Tamiami Trail, located east of US 41, approximately 1,000 feet south of Corkscrew Road & US 41 intersection.

The Board approved this application with conditions to include the monument sign use a digital format for the gas pricing, the panel be a solid opaque, the base and trim be painted in two different shades of cream white and the round columns be replaced with square columns..

Estero Grande pattern book

Estero Grande pattern bookThe applicant presented updates to their pattern book which included designs for their proposed Starbucks and gas station buildings.

Estero Grande is located west of the intersection of Estero Parkway and US 41 across US 41 from Walmart. (Presentation)

Public Comment:  Gary Green, representing Breckenridge, spoke in favor of most of the changes, noting they would be in favor of the gas station if it was not a 24/7 operation.

The Board voted to recommend Council approve the pattern book pending the mission style is better integrated into the façade and the buffer is extended to the wall.  The applicant will present these changes as a courtesy to the Board on January 10 prior to presenting to Council on January 17.

West Bay golf course improvements

West Bay golf course improvementsThe applicant is proposing to improve their existing 18 hole golf course, including changes to the tee boxes, bunkers and other areas which present a challenge.  They are also planning to modify two of the lakes while reshaping the rest of the course.  (Presentation)

West Bay is located at 4606 West Bay Club Boulevard off of Williams Road and US 41.

Phoenix of Estero

Phoenix of EsteroThe applicant is proposing 140 assisted living and memory care dwelling units on 7 acres, located in the eastern portion of the Plaza de Sol at 10251 Arcos Avenue, adjacent to the existing Estero Medical Center at the intersection of Corkscrew Road and Three Oaks Parkway.

They are requesting approval to increase the height of a portion of their building from 35 feet to 45 feet to allow three stories.  The overall building will be a mix of one, two and three stories tall with elevators.   The design also includes a courtyard, garden area and other outdoor amenities.  (Presentation)

The Board made a few suggestions for changes on the design details.

Marriott Springhill Suites Hotel

 100 room hotel

The applicant is proposing a 5-story 100 room hotel on a 2.5± acre site at 10370 Corkscrew Commons Drive, located in Estero Interstate Commerce Park, adjacent to Embassy Suites by Hilton.

The applicant stated this will be a fully modern hotel, including double queen rooms and a small bar.  Amenities will include a fitness room, patio with fire pit and pool wrapped with landscape, as well as enhanced landscaping on the property.

Primrose School of Estero

Primrose School of EsteroThe applicant is proposing to develop a 12,111 square foot school with 11 classrooms, as well as playgrounds, on 2.26 acres at 10350 Corkscrew Commons Drive of Estero Interstate Commerce Park and adjacent to the future Marriott Springhill Suites Hotel.

The applicant stated that Primrose Schools provide high-quality education for children from 6 weeks to 6 years old and they currently have 150 schools in 29 states.

The Board made suggestions regarding the roof lines and proposed adding covered walkways to accommodate Florida’s sun and rain weather conditions.

Shoppes at Estero Grande

Shoppes at Estero GrandeThe applicant is proposing to construct 8,689 square feet of commercial development on 4.65± acres of vacant land at the intersection of Estero Parkway and US 41.

Starbucks is currently under contract for a portion of this commercial property. There is a sidewalk at the southeast side of the site that goes from US 41 to the multifamily units, once they are built.  The architecture is shown in the pattern book reviewed earlier in the meeting.  There will be a 30 ft. buffer along US 41 to shield the parking lot; other buffers will vary in size.

Chase BankThe applicant is proposing a 3,732 sq. ft. Chase Bank with one attached drive-up ATM at 10801 Miromar Outlet Drive, located at the northwest corner of Miromar Outlet Drive and Ben Hill Griffin Parkway.  (Presentation)

There was a discussion regarding landscaping improvements and a couple of comments regarding the architecture.  Overall, the Board acknowledged the applicant had made a number of positive changes since they last saw the drawings.
