The applicant is proposing a plat creating 9 tracts including commercial, multi-family residential, with the remaining tracts dedicated to a preserve area, roadway and road right of way, and lake and site drainage areas. (Presentation)

The Board voted to recommend Council approve this application.
Tidewater Plat
The applicant is requesting a plat creating 118 single-family lots from three tracts which were created under Tidewater Phase 3. This would complete the plats in this community. (Presentation)
Tidewater is located west of Ben Hill Griffin Parkway and south of Estero Parkway.
The Board voted to recommend Council approve this application.
West Bay Club
The applicant is proposing to develop 4 pickleball courts, 1 bocce ball court, a restroom facility, dog park, infrastructure and parking area. (Presentation)
West Bay is located off of Williams Road.
The Board approved this application with the conditions provided by staff.
Estero Grande Parkside
The applicant requested a deviation to the Land Development Code to allow for a reduction from 2 parking spaces per unit, and 10% for visitor parking, to 1.75 parking spaces per multi-family unit. This would be a reduction from a total of 436 spaces required to 347 parking spaces, allowing for additional “green” space and a reduction in surface water runoff. (Presentation)

The Board voted to approve this application with the conditions recommended by staff.
Shoppes at Coconut Trace (NCH)
Naples Community Hospital is requesting a zoning amendment to a Shoppes at Coconut Trace Community Planned Development (CPD) Resolution to remove the hours of operation restriction on a freestanding emergency medical facility and to allow 24-hour emergency service 7 days a week. The current hours of operation are from 7 a.m. to 11 p.m.
They are also requesting to modify the design standards for the placement of service facilities closer to US 41 than allowed by the zoning resolution. Also they are requesting a deviation from the maximum height to allow architectural building elements up to 62 feet.
NCH is proposing a 40,000 square foot, two-story healthcare facility, including emergency medical services department, medical and doctor offices, testing facilities, and related ancillary services with the emergency medical services department being approximately 12,000 square feet. (Presentation)
The property is located at 22951/22961 Lyden Drive, west of US 41 and across from Coconut Point Shopping Center.

Public Comment: The Board received approximately 200 emails in opposition to this project, which are part of the record. In addition, 16 residents spoke in opposition and 5 residents spoke in favor to this change to the resolution.
The Board voted unanimously to recommend Council deny this application.
Public Information Meeting
Comterra Development
Comterra Development is proposing to build a 128-room, 5 story hotel at 2340 Walden Center Drive, west of US 41 and south of Coconut Road and approximately 250 feet west of the intersection of US 41 and Coconut Road. (Presentation)
