Pelican Sound River Club zoning amendment

The applicant was requesting to amend the Pelican Sound zoning and master concept plan to allow for pickleball facilities within the golf maintenance and storage area.   They will be installing an 8-foot-tall fence and gates covered with sound deadening material and the players will be using “quiet” or “green zone” equipment.  The schedule for play will be between 8 a.m. and dusk.  No lighting of the facilities is involved.

The Board voted to recommend Council approve this application with conditions.

Corkscrew Pines Convenience Store

The applicant is proposing a 4,667 sq. ft. convenience store with 12 gas pumps and a 1,000 sq. ft. automated car wash.  The landscape around the convenience store/gas station and the self-storage will be a mixture of shrubs, oaks, pine and palms in an undulating berm.  The property is located on the south side of Corkscrew Road, east of Stoneybrook Golf Drive.

Corkscrew Pines Self-Storage

The applicant is also proposing three self-storage buildings totaling 137,000 sq. ft. of storage in two one-story buildings and one two-story building.  The architecture of the mini warehouse is mission revival style. The property is located on the south side of Corkscrew Road, east of Stoneybrook Golf Drive.

Public Comment: 110 eComment cards were received, a letter from the Stoneybrook CDD, and 5 Stoneybrook residents spoke of their concerns regarding noise, safety, road maintenance and privacy.

Villages of Country Creek

Villages of Country Creek

The applicant is requesting to allow for pickleball play on one of their existing clay tennis courts which is 90 feet from the closest house.  They will provide a soundproof barrier as well as use “quiet” equipment.  They would allow play in the evening as the court is lighted.

Public Comment: 4 Country Creek residents spoke in favor and 4 Country Creek residents spoke against allowing the pickleball court.

Dunkin Donuts at Estero Crossing

The applicant is asking for approval of a Development Order for the last 4,700 sq. ft. of commercial building in the Estero Crossing development located on the south side of Corkscrew Road, 1,000 feet west of the intersection of Corkscrew Road and I-75.

They have added plantings along the perimeter of the building, canopy trees on both sides of the parking area and architectural detail to the dumpster enclosure.

The overall Estero Crossing project consists of 306 multiple-family units, and 60,000 square feet of commercial uses.

The Board voted to approve this application.

Oak & Stone Restaurant

Oak & Stone is a full-service restaurant under construction within the commercial portion of Estero Crossing on Corkscrew Road, west of Corkscrew Woodlands Blvd.

The applicant was requesting outdoor Consumption on Premises (COP) on the patio.  The sale of alcohol is proposed between the hours of 11:00 a.m. to 11:00 p.m. Sunday through Thursday and 11:00 a.m. to midnight on Friday and Saturday.

The outdoor patio seats 72 patrons and is on the south side of the building.

The Board voted to approve this request with conditions.

Land Development Code amendment – lot coverage definition

The Land Development Code was adopted by Council in January, 2021, which included a definition for lot coverage.

The Board voted to recommend Council approve this change.

Land Development Code amendment – flood hazards reduction standards

This amendment is necessary to comply with Federal Emergency Management Agency (//FEMA//) Policy #104-008-03 in order for the Village to continue to participate in the NFIP Community Rating System program.

The Board voted to recommend approval of this change.
