The Board conducted six public information meetings on April 9.  No voting occurs during public information meetings.

Estero Family Health Center

Estero Family Health Center

First on the agenda was the Estero Family Health Center located east on US 41 in front of The Vines entrance.  They are seeking approval of an 4,153 square foot addition to the north side of their existing building, along with parking improvements.

This change will add six optometry exam rooms and a waiting room.  All windows and architecture will match the existing building.  They are also adding a couple parking spaces in the southern portion of the property.

Coconut Trace hotel

Coconut Trace hotel

Coconut Trace is seeking a zoning amendment to allow for a 122-room hotel at 22910 Lynden Drive, located west of US 41 and across from Coconut Point Mall.

They are proposing a Prairie style building, with an outdoor amenity on the eastern side of the building away from adjacent Marsh Landing residential buildings.  There will be landscape screening around the pool and outdoor seating area, and natural screening to south, further enclosing the outdoor amenity.  The light fixtures will be designed to minimize impacts to the adjacent community. The hotel will not include a full-service restaurant.

Public Comment: 1 eComment card was placed into the record; 1 resident spoke of flooding concerns.

Wildcat Run pickleball

Wildcat Run courts

Wildcat Run is seeking to renovate 1 of the 5 existing tennis courts into a pickleball court.  The selected southwest court is 500 feet from the nearest residential unit. The applicant explained that sound studies have been completed; a secondary sound study could be accommodated to ensure adequacy of noise levels.

Wildcat Run is located south of Corkscrew Road, east of River Creek.

Commons Club at The Brooks

Commons Club at The Brooks

The applicant is seeking an amendment to the approved pickleball facility expansion at 9920 Coconut Road.

The ownership has recently changed and current plans call for a reduction in the number of pickleball courts from 16 to 11, relocation of existing court shade structures, revising the landscape plan and reducing the number of light fixtures from 42 to 33.

Plans call for construction to be conducted in two phases, versus three phases called for in the former plans, building 7 courts in Phase 1 and adding 4 more in Phase 2, if needed.

Three sound tests have been conducted to date.  Additional sound tests will be conducted if necessary.

Public Comment: over 200 eComments were placed into the record; 2 residents spoke, with one resident concerned about noise to adjacent communities.

Shadow Wood Community Association

Shadow Wood gatehouse

Shadow Wood Community Association is seeking to remodel the existing guardhouse, changing the appearance to resemble their renovated Coastal style clubhouse, and increasing the height and roof overhang to 15 feet to accommodate fire trucks. The proposed color matches the clubhouse, which is a muted off-white.

The applicant will submit color swatches in the future.

9000 Williams Road development order

High 5 entertainment

The proposed development order for the Village-owned 19 acres at 9000 Williams Road was addressed, describing the proposed High 5 entertainment facility.

The architecture for High 5 is being proposed to be Mediterranean in order to be consistent with adjacent communities along Via Coconut.  The building will be surrounded by outdoor entertainment, including a miniature golf course and covered pickleball courts; there also will be some indoor pickleball courts.  Plans call for second-level terraces and restaurant.

The Village is continuing negotiations with High 5 and Chicken and Pickle, both proposing indoor and outdoor amenities at this site.

This property is located on the north side of Williams Road and east of Via Coconut.

The Board suggested the architecture of this and the other buildings and signage on this site needs to be iconic, using either a blend of Old Florida or Mediterranean.
