RiverCreek recreation site

The RiverCreek recreation site was requesting a development order.  This site is located at 20161 Camellia Crosse Lane within the Rivercreek subdivision and is bounded by Corkscrew Road to the north, Wildcat Run to the west, The Preserve at Corkscrew and Bella Terra to the east, and Kiker Preserve to the south.

This project is proposed as a residential community with a total of 554 single family homes, gatehouse, and a common recreation area. There will be awnings for the sports courts and bicycle stands throughout the community.  The total project area is 395 acres.

The Board voted to approve this application with conditions pertaining to parking.

Woodfield DevelopmentWoodfield Development

Woodfield Development was requesting a rezoning with 6 deviations from Mixed Use Planned Development to Estero Planned Development for a 45.6-acre parcel on the northwest corner of US-41 and Coconut Road.  The applicant was requesting Village Center Tier 3 Development which allows for mixed use.

This project proposes 596 apartment units, 82,000 square feet of retail and dining use, hotel with 260 rooms, 3,000 square feet of civic uses, and 42,000 square feet of general and medical office use. Maximum height proposed is 70 feet, excluding architectural features.  There will be two entrances to this development from US 41, as well as two entrances on Coconut Road.  They are proposing to have a traffic signal at their main entrance on Coconut Road.

The plans include two lakes, a neighborhood park and central green, four parking garages, a pedestrian paseo linking Crescent Lake with the central green, and 7 ½ acres of existing indigenous vegetation and proposed lake along the north and west property boundaries to serve as a buffer to the adjacent residential developments. They plan 6.5 acres of parks and plaza space to be open to the public.  There will be a small covered pavilion in the central park.  They will provide a 6-foot-tall chain link fence along the property lines adjacent to the neighboring Coconut Shores and Marsh Landing communities.

Public Comment: 11 eComment cards and 2 letters were placed into the record.   18 residents spoke of their concerns regarding traffic, density, stormwater issues and commercial intensity. The Board voted to recommend Council approve this application with a number of conditions.
