Rivercreek Phase 3 of the Corkscrew Crossing

The applicant described their plans for the final phase, Phase Three, of the Corkscrew Crossing development which consists of 200 lots at the south end of the site and immediately south of Phase Two. Phase One is completed and Phase Two is nearly complete.

Corkscrew Crossing is a residential community with a total of 554 single family homes, gatehouse, and a common recreation area. The recreation area includes a clubhouse, bocce, tennis and pickleball courts, a fire pit and pool.  They plan an enhanced landscape buffer adjacent to Wildcat Run.

The total project area is 395 acres and is located at 12840 Corkscrew Road between Wildcat Run and The Preserve at Corkscrew.

The Board voted to approve this application.

The applicant was requesting an administrative amendment to the Coconut Point planned development zoning for approval of three signs on the Marketplace 10-acre tract.  They plan two monument signs for the two free-standing restaurants along US 41 at each end of the project and a taller multi-tenant sign along US 41 in the middle of the project.  All the signs are uniform with the signs within Coconut Point.

The Marketplace project is approved for a development order for restaurant and retail uses and is located on US-41 between Via Villagio and Sweetwater Ranch Boulevard.

The Board voted to approve this application with conditions.

The applicant was requesting a development order for construction of a 5,537 square foot building with convenience store and gas station on the Ruby Tuesday lot in the Estero Town Commons, also known as the Lowe’s Plaza.

The proposed architecture blends with the existing architecture in the Center, including roof type and color, building colors, and architectural features.  They plan to have 12 fueling stations covered with a tile roof canopy.

They intend to keep the existing right in only on the east entrance with full access from the south entrance to their site. There will be enhanced landscaping around the entire building and they plan to be operating 24 hours a day.

Public Comment: 3 eComment cards were placed into the record.

The Board voted to approve this application with conditions.

A representative for Wildcat Run gave a presentation on their plans for paving an existing gravel parking lot, improving the ADA parking area, adding golf cart parking, pedestrian pathways, bike racks for 35 bikes and enhancing the landscape.

The Village is seeking a development order for a recreational and sports entertainment facility for a public private partnership with Chicken N Pickle and High 5.

Village consultant Michael Comparato, Vieste, gave a presentation on the process to date for the 20-acre Village-owned property at 9000 Williams Road and Via Coconut Point.

Chicken N Pickle will provide both indoor and outdoor entertainment spaces along with a fast casual restaurant.  The project will include 12-17 outdoor and 6 indoor pickleball courts, 3 indoor private event spaces and a game yard with lawn games, firepits and bier gardens.

The High 5 Entertainment Center is proposed to consist of two floors of indoor/outdoor entertainment space including 16 full-size USBC bowling lanes, bocce, 18-holes of outdoor miniaturized golf, axe throwing, immersive laser tag, arcade and virtual reality and escape rooms.  There also will be space for events and celebrations.

Vieste has been working closely with the Village staff, conducted public information meetings and focus groups.  They are also working with the Village Attorney to craft the public private partnership agreement.

Chris Wright described the site plan including integrating a single lake on the property.  They are working on how to accommodate all the necessary parking on the site.  He also acknowledged the challenge of working around the heritage trees on the site.

Public Comment: 5 eComment cards were placed into the record.  1 resident asked whether the Village is considering Estero Park and BERT (Bonita Estero Rail Trail) regarding this project.  Community Development Director Mary Gibbs explained that while the park is not owned by the Village, the park, BERT and Estero High School are all included in the project’s planning process.
