Comterra Development, LLC, presented their proposal for a 5-story, 128-room hotel at 2340 Walden Center Drive, west of US 41 and south of Coconut Road.  Amenities for what will be a National Flag Hotel (a Marriott, Hilton or Hyatt) will include a pool, meeting space, public computers and public gathering space.

Public Comment: 3 residents spoke of their concerns regarding traffic.

The Board voted to recommend Council approve this application with the conditions provided by staff.

Arcos Executive Center

The applicant is requesting amendments to the Commercial Planned Development zoning to increase the square footage and maximum height for a proposed 66,000 square foot Executive Center containing office and retail uses at the northeast corner of Corkscrew Road and Three Oaks Parkway.  The building will be set back 120 feet from Corkscrew Road in order to preserve the heritage trees.  They are requesting to increase the height of the building from 45 feet to 57.93 feet as the set back and heritage trees will limit visibility of the building.  They are planning to create an elevated boardwalk with seating under the oak trees, an outdoor café/coffee shop area, with 189 parking spaces.

The Board voted to recommend Council approve this application with the conditions provided by staff.

Coconut Point Tract 1-D-3 Hilton Garden Inn

The applicant is proposing to develop a hotel on a two acre site at the southwest corner of Via Villagio and Sweetwater Ranch Boulevard, adjacent to the Estero fire station.  It would have shared access with the fire station.  The applicant is requesting approval to increase the maximum height of the building from 45 feet to 55; the hotel would house 120 rooms with a pool and enhanced landscaping.

Public Comment: 6 Rapallo residents spoke regarding their concerns about drainage and flooding issues in the streets of Rapallo, recommending the inspection of the drains and mitigation which may be needed, a study of the Halfway Creek flow, and to postpone development until studies are completed and peer reviewed to re-examine flooding risks.

Staff recommended a continuance and the Board continued the case until April 17, 2018.
