Henning RMS is requesting to rezone a 2-acre parcel to allow for a 16,000 square foot building to be used as the Henning RMS Design Center.   Henning RMS specializes in luxury home renovations and new construction.

They are proposing Prairie style design for the building’s architecture.  The site is located at 20771 & 20741 S Tamiami Trail, adjacent to Estero Church

University Highlands was requesting a development order for two, one-story commercial buildings with 7,800 square feet each for restaurant and retail use.  Each building will include 4 units and will include Florida-style hurricane shutters.  There will be shared parking throughout the property and paver walkways and crosswalks.

This property is located on Ben Hill Griffin Parkway, north of Everblades Parkway North, and east of Tiburon Way. The architecture will be a mix of Mediterranean and Coastal.  There will be pedestrian access from Ben Hill Griffin as well as Tiburon Way. They plan to have a patio for outdoor restaurant seating with operating hours to be up to 10 p.m. weekdays and 11 p.m. on weekends.

Public Comment: 8 eComment cards were placed into the record and 3 residents expressed concerns about vehicular access and noise.

The Board voted to approve this application with staff’s stipulations.

Celebree School

Celebree School was requesting a development order to change the use of the existing Goodwill store on the north side of Corkscrew Road east of Three Oaks from retail to a daycare center. (The Goodwill store is moving to the Lowe’s plaza.)

The majority of changes to the building will be on the interior to create individual classrooms. The parking next to the building will be for parents who will be taking their children into the school.  There will be a mix of part-time and full-time students.

Their plans include changing the color scheme of the building, removing the loading zone and replacing it with approximately 5,258 square feet of playground.

The Board voted to approve this development order with stipulations and changing the paint color on the awnings to blustery blue (lighter blue than shown above).

Toll Brothers Estero Townhomes was requesting to rezone the 21.4-acre property located at the northeast corner of Corkscrew Road and Sandy Lane to allow for 154 two-story townhomes at a height of 35 feet. There will be 5-, 7- and 9-unit buildings.

They plan to have an 8-foot fence with enhanced buffer along the north side of the property, a 6-foot wall with enhanced landscaping along Corkscrew Road, a pocket park adjacent to a lake with 2 fountains, amenity center with pool and dog park.

There will be two gated entrances, one of Sandy Lane and the other on Design Parc Lane  They plan to construct a 10-foot sidewalk along Sandy Lane and a meandering 6- to 8-foot sidewalk along Corkscrew Road. The landscaping will include a 16- to 18-foot-tall oak, layering of a variety of trees and plants.

The Board voted to recommend Council approve this application with conditions.

High 5 – Estero Entertainment District

Village consultant Michael Comparato, Vieste LLC, opened the discussion about the proposed sports and entertainment opportunities as well as the architectural design plans for the High 5 Entertainment facility.

The applicant, which is the Village of Estero, was requesting approval of a development order for infrastructure related to this indoor recreation facility and deviations.

The High 5 facility will consist of two floors of indoor/outdoor entertainment space.

The first floor will include 16 full-size bowling lanes, laser tag, an arcade, event rooms and dining.  The second floor will include billiards, duckpin bowling, miscellaneous games and bar dining.

There also will be 21 open and covered pickleball courts, including 1 championship court, and 18 holes of outdoor miniaturized golf.

High 5 will be built on the Village-owned Entertainment District property located on the north side of Williams Road, east of Via Coconut Point and the railroad right of way.

The Board voted to approve the development order with a number of stipulations.
