The Board started their meeting conducting three public information meetings: West Bay Hill, Miromar Outlets and The Colonnade.
West Bay Hill is requesting to increase the height of a proposed high-rise building on a 5-acre lot from 20 stories to 23 stories over one level of parking. The applicant pointed out that additional floors would provide a more slender design and a more exclusive product. The four units per floor with two penthouse levels would provide 88 units. Miromar Outlets
Miromar Outlets is looking for a zoning amendment to adopt a new sign package to modernize its signs and make them more visible.

The Colonnade
Representatives for The Colonnade continuing care facilities, aka Volunteers of America, have filed for a development order, which is pending, and gave a presentation on their revised site and level plans.
The applicant’s new plans call for the addition of 3-story residences with active courtyards including a pool, 1 ½-story commons area and 1 ½ -story wellness area. In addition, they have revised their plans for assisted living and memory care models.
They have scaled back their original plans in order to complete the project sooner. They presently have 63 depositors and plan to begin construction in early 2022. (The Colonnade Presentation)
The Colonnade is located on the northeast corner of Corkscrew Road and Sandy Lane.

Public Hearings
Lee Health Medical Building
Representatives for Lee Health are requesting a development order to build a 20,000± square foot, two-story medical building on a vacant parcel in the partially developed Shoppes at University Highlands.
The applicant plans for the building to be painted in colors complimentary to the colors of adjacent buildings, will include a tower, decorative stone, medallions, banding and wall trellises with confederate jasmine.
The first floor will contain a lab and rehabilitation area while the second floor will provide primary care and staff offices. (Lee Health Medical Building Presentation)
The Lee Health Medical Building is located at 19511 Highlands Oaks Drive, on the southwest corner of Everblades Parkway South and Ben Hill Griffin Parkway.
The Board voted to approve this application with the stipulation that the applicant provide staff with a sample of the stone.
Fifth Third Bank at Miromar Outlets
The applicant is proposing to build a 1900 sq. ft. bank branch with a VTM drive-through lane and an ATM drive-through lane at the building. The building will be stucco and stone with barrel tile roof. They will provide a bike rack and park bench with landscaping. They also presented their monument sign for approval. Fifth Third Bank is located at 10801 Corkscrew Road, approximately 450 feet north of the Corkscrew Road and Ben Hill Griffin Parkway intersection in an area now used for mall parking.
The Board voted to approve this application. The Board voted to approve the monument sign with a two foot base.
Tides at Pelican Landing
The applicant had been cited for repainting one of their three-story buildings without a permit. The attorney for the applicant stated they didn’t know they were required to obtain a paint permit.

The Tides at Pelican Landing is located at 23480 Walden Center Drive, on the west side of US41 south of Coconut Road.
The Board voted to allow the applicant to continue this application to a future date.
