Woodfield was requesting a development order for the first phase of its mixed-use development on 45.6-acres located on the northwest corner of US 41 and Coconut Road.

The first phase of the project will include the infrastructure, including stormwater retention, roadways, utilities, sidewalks, landscaping, lighting, parks and a landscaped roundabout at Coconut Road and Walden Center Drive.

In addition, Phase 1 plans call for two apartment buildings with 291 units, 25,000 square feet of retail, two parking  garages and the pedestrian paseo or restaurant row on the southeast corner.

The planned architecture is Spanish Colonial Revival style with many arches and large expanses of glass.  The colors are primarily cream and taupe with three accent colors.

The overall project includes 596 dwelling units, 82,000 square feet of retail and dining use, hotel with 260 rooms, 6,000 square feet of civic spaces, and 42,000 square feet of general and medical office use.

Public Comment: 3 residents spoke of their concerns pertaining to traffic and stormwater issues.

The Board voted to approve this application with deviations.

Coconut Trace was requesting a zoning amendment to allow for a 122-room 4-story extended stay hotel at 22910 Lyden Drive, located east of Marsh Landing, west of US 41 and across from Coconut Point Mall.  The hotel will not have a full-service restaurant.

The applicant met with the adjacent neighbors to take questions and update them on their plans. The applicant is proposing to add staggered sabal palms at a height of 10 – 30 feet where there are gaps in the Marsh Landing vegetation and an enhanced buffer of hedge row at the parking lot. The applicant has agreed to add the sabal palms when they initiate the project.

Public Comment: several eComments were placed into the record and 2 residents spoke acknowledging the applicant has met with Marsh Landing residents a number of times and has been very accommodating.  Traffic was also a concern.

The Board voted to recommend Council approve this application with a number of conditions, including changes to the entry currently reflected in the pattern book.
