Representatives for this property were requesting review of their Pattern Book. They are in the process of requesting a rezoning to allow for 330 multi-family dwelling units, and a maximum of 59,600 square feet of commercial retail/office or medical office space with an option to convert 30,000 square feet of commercial space to 124 hotel rooms.
The applicant described this mixed-use development to include a 4.5-mile-long linear park with lush landscaping, pocket park, public dog park, filter marshes and water features throughout, a waterfront restaurant, a resort-type pool, public pavilion and fishing pier over the lake and 330 luxury residential units.
The architecture is considered British West Indies with varying roof lines; the maximum height will be at 59 feet for elevator towers or decorative embellishments. The masonry buildings will be white accented with dark bronze, and include stone cladding, awnings, Bermuda shutters and large overhangs.
The road connection from the Estero Community Park to US 41 bisects this property so they’ve designed their main street with mixed-use buildings and commercial store fronts.
Landscaping includes palms, royal poinciana, Hong Kong orchid, red maples, green button trees, cypress and pine trees.
There will be three paver enhanced entrances to the development from Via Coconut Road. The applicant will also be providing landscaping for the Via Coconut Road medians.
This property is located south of Corkscrew Road, west on Via Coconut Road across from Genova, and is in the Village Center (Presentation).
The Board voted to continue this item to a date uncertain due to concerns about the need for some color to break up the scale of the buildings, the brackets need to be more delicate, among other suggestions.
