The Planning Zoning and Design Board was established through the Village’s first Land Development Code and held its first meeting on April 20, 2021.  The new board combines the functions of the former Design Review Board and Planning and Zoning Board.

The PZDB is responsible for: conducting public hearings on development requests, making recommendations to the Village Council on some requests, and taking action on other applications.  Examples include:

  • Rezoning requests and amendments
  • Development Orders (site plan approval), including architectural and landscape plans.
  • Special Exceptions
  • Variances
  • Comprehensive Plan Amendments
  • Monument Signs
  • Building Repaint and Exterior Alterations (Excluding Single-Family Residential)

The PZDB helps to achieve the Village’s vision with its focus on architectural and landscape excellence.

The Planning, Zoning, and Design Board (PZDB) also serves as the Village of Estero’s state-required Local Planning Agency.

The PZDB meets once a month to review action items and conduct Public Information Meetings (PIM). The PIM is a workshop session where questions can be asked but no decisions are made. Public Information Meetings are held prior to the decision-making meeting.

The Council’s goal is to enhance public participation through public meetings.  The public is invited to attend and participate.
